What is a home inspection?
In its simplest terms, a home inspection is a technical analysis of the major systems of a house. These include the Roofing, Exterior, Structure, Electrical,
Heating, Cooling, Insulation, Plumbing and the Interior.

Why have a home inspection performed?
The unknown can be a source of anxiety for any home buyer. A home inspection is for buyers who want to know the true condition of  the house.
After deciding that a home is suitable in terms of location, size, interior layout and other lifestyle factors, it is also important to learn about the mechanical
features.

REPORTING SYSTEMS

  • You will receive a professional computerized printout in a binder with full description of all the defects including pictures of all major concerns.

  • Out of town buyers can have their full report viewed on the Internet at their own leisure. Access is provided with a password.

The process can be stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to
absorb a lot of information in a short time. This often includes a written report, checklist, photographs and what the inspector himself says during
the inspection. All this combined with the seller's disclosure and what you notice yourself makes the experience even more overwhelming.
What should you do?

Relax. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about.
However, the issues that really matter will fall into four categories:

  • Major defects. An example of this would be a structural failure.
  • Things that lead to major defects. A small roof-flashing leak, for example.
  • Things that may hinder your ability to finance, legally occupy or insure the home.
  • Safety hazards.

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property.

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection.
Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect.
Keep things in perspective. Do not kill your deal over things that do not matter.
It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure or nit-picky items.

My Promise to You
Choosing the right home inspector can be difficult. Unlike most
professionals, you probably will not get to meet me until after you
hire me. Furthermore, different inspectors have varying
qualifications, equipment, experience, reporting methods and yes,
different pricing. One thing for sure is that a home inspection
requires work, a lot of work. Ultimately a thorough inspection
depends heavily on the individual inspector's own effort. If you
honor me by permitting me to inspect your new home, I guarantee
that I will give you my very best effort.
This I promise you.
