Infrared thermography is the process of acquisition and analysis of thermal information from non-contact thermal imaging devices.
envelopes and structures? Detect what the naked eye can not see.
often impossible to detect until the problem is excessive and visible to the naked eye. There is no practical way to permanently eliminate mold spores in an indoor environment. The best way to control mold growth is to control moisture. Mold can begin growth in as little as 24 hours. Roof leaks, building envelope defects and water pipe leaks are common sources of water accumulation that may cause mold growth. Moisture tends to be cooler or warmer than normal construction materials depending on the environmental conditions. This means it can generally be detected by an infrared camera and therefore detect conditions that promote mold growth. Mold related problems can be detected before the mold is visible to the eye or detectable by the nose. Infrared Imaging carried out by an operator with infrared imaging and construction expertise provides valuable diagnostic tools for dwelling problems related to damp, water intrusion and mold growth. NOTE: Although infrared thermal imaging is a far better diagnostic tool than the naked eye, it does not guarantee 100% accuracy, unless removal or destruction of components can be achieved to validate findings. When possible, other tools are used to verify thermal images, but even with these considerations we do not claim to have x-ray vision. Conditions may change and cause the apparent temperatures revealed on thermal images to be different at any given time. MOLD INSPECTIONS ONLY • Visual examination of the entire building, its systems and components • Moisture, temperature, and humidity measurements • Mold air spore sampling if required and send to laboratory A Limited Mold Inspection includes: • Visual examination limited to a specific, defined area of the building • Mold air spore sampling if required and send to laboratory |
| A Full Pre-listing or Pre-purchase Inspection Includes: As a NACHI member I must adhere to NACHI's Standards of Practice. This means I will attempt to inspect all of the following (when accessible):
|
Pre-Listing Inspections (Before you put it up for sale) Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Advantages:
|

| Moisture Intrusion around chimney and bathroom leak at upper level |
| Air leak - not properly insulated |
| Interior heat loss. Not properly insulated in the corner |
| Concrete underfloor water heated leak detection |
| Insulated roof moisture ingress |
| Moisture intrusion - Roof water leak |
| Air leak - Door, door glass and outlet not properly sealed/insulated |

| Basement moisture intrusion behind drywall - Not visible with the naked eye |
